We manage a small number of Ontario properties ourselves.
Full service, for owners in Mississauga and the western GTA. 5% of the monthly rent, contractor work at cost, and a set of books you can open at any hour rather than a statement that arrives when we get to it.


What you pay
Three numbers, and no fourth one. The software is part of the service, so there is no subscription on top.
- 5% of the monthly rent plus HST, charged monthly on rent collected
- $99 plus HST once, on signing, to set the property up
- One month's rent plus HST when we place a new tenant, covering marketing, showings, screening, the lease and the move-in inspection
- Contractor and supplier work at cost. No markup, no referral fee, and any discount we are given is passed to you
- Full Rentdura access included, for you and for us
Rent is deposited into your own bank account. We never hold or move your rental income.

What we do
The ordinary work of a tenancy, done on time, with the decisions that cost money left with you.
- Advertise the property, screen applicants and place a tenant, with verification through SingleKey
- Prepare the Ontario standard lease, renewals and any notice the tenancy needs
- Handle tenant communication and rent follow-up, including arrears, from the day they happen
- Coordinate maintenance and source contractors. Under $200 we authorise and tell you; at $200 and above we send the quote and wait for your approval
- Inspect the property quarterly and prepare a market analysis for the same quarter
- Produce a monthly statement and disburse what is due to you
Placing a tenant is a trade in real estate, so that part is carried out through Right at Home Realty, the brokerage Fayah EL Rayyes is registered with.

Rentdura is built and run by Fayah EL Rayyes, a licensed Ontario real estate agent who manages his own portfolio in the same software, to the same standard.

Money
What does it cost in total?
5% of the monthly rent plus HST while a tenant is in place, a one-time $99 setup fee plus HST on signing, and one month's rent plus HST when we place a new tenant. Nothing else. The Rentdura software is included, so there is no separate subscription.
Do you mark up contractor invoices?
No. You pay exactly what the contractor charges us. We take no markup, referral fee or rebate, and if a supplier gives us a discount on work at your property it goes to you. Every invoice is uploaded to your account.
Where does the rent go?
Into your own bank account. Rentdura never holds or moves your rental income, on this plan or any other.
What does the leasing fee cover?
Marketing, showings, application processing, lease preparation, the move-in inspection, and full tenant verification through SingleKey, which is credit, background and income. It is one fee, not a list of add-ons.
How it runs
Who approves repairs?
Anything under $200 we authorise and tell you about afterwards, so a dripping tap does not wait on an email. At $200 and above we send you the contractor's quote through the app and wait for your approval. A genuine emergency that threatens the property or someone's safety is handled first and reported immediately.
How often do you look at the property?
A full inspection once a quarter, with a comparable market analysis for the same period. Both land in your account, so you see condition and current value side by side.
How long am I committed for?
The agreement runs one year and renews each year unless either of us gives 30 days' notice before renewal. Either party can end it with 60 days' written notice. Ending it early inside the first year may leave a balance owing on the term.
What if I want to take it back over myself?
Your records stay yours. Give notice, and the property keeps running in your own Rentdura account with the full history, statements and documents already in it.
