Rentdura

A year in Rentdura, in four steps.

The figures below are sample data for a three-property Ontario portfolio, shown exactly as the app lays them out. Nothing here needs an account.

01Open the live demo

A sample Ontario portfolio — three doors, a year of records, one tenancy in arrears. Click anything, change anything. No account, no email address.

02Read the walkthrough

The four steps below, in order, with the figures laid out the way the app lays them out. Nothing to open.

One property is free for as long as you want it. Or ask for a walkthrough and we will keep it relevant to what you hold.

The demo holds no real data and stores nothing. Anything you change in it lives in your own browser for as long as the tab is open, and is gone on reload — so feel free to break it.

Rentdura alerts: rent 19 days overdue
Step 1

Rent comes in, and you see it the day it doesn't

Each tenancy carries its own rent, due date and history. Payments land in your own bank account — Rentdura never holds your money — and arrears show the day they happen rather than the month after. When a tenancy falls far enough behind, the right LTB notice is already prepared.

Step 2

Expenses land in the categories the CRA asks for

Every expense you record is already mapped to a T776 line. HST on management fees is carried separately, the way your accountant needs it. At year end the whole thing exports as one file instead of a folder of receipts.

Rentdura metric: cap rate 3.3% against a 6% target
Step 3

Then the question the other tools don't answer

Cap rate, cash-on-cash, equity and total return, all calculated from transactions you already entered — no second spreadsheet. And the comparison most landlords never run: what this property earns if you keep it, against what the money would do if you sold and reinvested.

Step 4

Across the whole portfolio, not one property at a time

Every property side by side, with projected equity for holding against selling and reinvesting. This is the view that tells you which door is quietly carrying the others.

Your first property is free, and it stays free.

Not a countdown — one property and one tenancy, for as long as you want them. Add the rest whenever it makes sense.
