Per door, per seat, or per portfolio.
Rental software is usually priced one of two ways, and both of them grow as you do. It is worth knowing which one you are signing up to before the third property or the second bookkeeper.

Priced per door
A monthly amount for every unit you hold, sometimes with a floor you pay whether or not you reach it. The bill grows with the portfolio, which is precisely when you are least keen to see it.

Priced per seat
A monthly amount for every person with a login. It prices you out of giving your bookkeeper, your co-owner or your assistant their own access — so people end up sharing one password, which is how an audit trail stops meaning anything.

Priced per portfolio
What Rentdura does. One flat $11.50 CAD a month, whatever the portfolio holds. Add a twelfth door or a second person and the number on the invoice is the same one as last month.
The one thing that does scale is card and bank processing, which is charged through at what the processor charges — we do not mark it up.

Rent goes straight to you
On every plan, including Fully Managed, rent deposits directly into your own bank account. Rentdura never holds or moves your rental income.

The free plan is not a trial
One property and one active tenancy, free for as long as you like. The limit is enforced by the database, not a countdown.

Cancel whenever
Paid plans bill monthly through Stripe. Cancel any time and access runs to the end of the period. Your data exports as CSV or PDF.

Billing and plans
Is the free plan actually free, or a trial in disguise?
Actually free. One property and one active tenancy, for as long as you want them. The limit is enforced by the database rather than a countdown, so there is no date on which it quietly stops working and asks for a card.
Do I need a card to try the paid plan?
No. The ten-day trial starts without one. If you decide not to continue, nothing is charged because nothing was collected.
Does the price change as I grow?
No. It is one flat price for the portfolio — not per door and not per person. Add a twelfth property or a second bookkeeper and the invoice reads the same as last month.
Are there fees on top?
Only card and bank processing, charged through at what the processor charges, with no markup from us. Everything else is the monthly price.
What happens if I cancel?
Paid plans bill monthly through Stripe. Cancel whenever you like and access runs to the end of the period you have already paid for. Your records export on the way out.
Using it
Do I have to switch banks?
No. Rentdura records and reconciles against the account you already use. There is no Rentdura bank account in the middle of anything.
Where does the rent actually land?
In your own bank account, on every plan including Fully Managed. Rentdura never holds or moves your rental income — it records it.
Can I get my data out again?
Any time, without asking us. CSV per record type, a single Excel workbook with properties, transactions and tenants as separate sheets, or a full backup. The export is a page in the product, not a support request.
What if my property manager keeps the books?
Then that is their side of the product and you get the owner's view: what they record, as they record it, spending approval above a limit you set, and the same year-end package. If your manager pays for Rentdura, your access is included.
Will my accountant accept what comes out of it?
That is what it is built around. Expenses sit on T776 lines as you record them, HST on management fees is carried separately, and the year exports as one file rather than a folder of receipts.
